Residential and Commercial Inspections
Focus Building and Pest Inspections are fully licensed and experienced in both commercial and residential building inspections and provide Pre-Purchase and Pre-Sale Building Inspection Reports and Pest Reports that are comprehensive and clearly explained in easy-to-understand language. With more than 35 years experience in the building industry our building and pest / termite inspection service can offer you more than you can think. Conveniently we also offer your written reports on the same day of inspection.
For your protection, our policy is to have our inspectors licensed and experienced in both professional sectors to assess such critical situations and explain to our client all consequences as one problem relates to the other. It is our recommendation that you engage the same fully licensed inspector to carry out both your building and pest inspections at the same time. The advantage of this is that during the Pest inspection (Australian Standard AS4349.3-2010) where visible timber pest infestation/damage is noted, this may also refer back to the Building report where structural defects may therefore be mentioned in more specific detail in regard to the structural integrity of the building. A more informed report is usually the result. Separate building and pest inspectors from different companies are not geared to communicate with each other in this respect, which may detrimentally affect the service you may expect.
Our focus – Your solution.
Our service is second to none. Integrity, dependability and quality workmanship is our badge of honour. It is important to us at FOCUS Building and Pest Inspections that our customers receive a service that is real value for money. Our clients report that they are encouraged by having someone working with them who is knowledgeable, helpful and able to identify risks and offer sensible solutions in layman’s terms.
With significant investment anticipated by purchasing your new property, we know that every dollar counts and we do our utmost to ensure that our clients can have complete confidence in all our building and pest inspection services.
By offering our clients a professional service coupled with the latest technological tools including Infra-red Thermal Imaging and helpful friendly advice, the result for our client is a standard of building and pest inspection beyond the currently recommended Australian Standard and all at a competitive price. A Pre-Purchase Inspection can help avoid any nasty expensive surprises. A Pre-Sale Inspection can identify and address any problems with your home before you sell, to enable you to get the best possible price for your property and a smoother quicker sale.
Infra-red Thermal Imaging is an added advantage to all our clients, who are obviously investing multiple thousands of dollars into their new property investment, because it has proved over and over to be so beneficial in showing up extra defects. We include this service with all our building and pest inspections and simply wouldn’t do a building and pest inspection without it.
For more than a decade we have assessed real estate and provided reliable information to clients regarding condition and other facets of property reporting. We take the extra time to make sure our clients get the education and recommendations they expect and deserve. Surprises are a fact of life. We are your professional building inspection team and information provider to help you foresee or manage risk when purchasing or selling real estate property.
As licensed builders, as well as licensed building and pest inspectors, we are offer professional advice and general estimates of costs involved if necessary, which is expedient knowledge before you purchase. For this reason we encourage our clients to accompany the inspector on site during the inspection if possible.
Our inspection is of a non-destructive and non-intrusive nature and does not extend to any part of the relevant property which is physically inaccessible or to which access is denied. The inspection will not attempt to specifically identify asbestos content within a building but the inspection may, as a courtesy, highlight suspicion. The report does not comment on the condition or functionality of all electrical and plumbing services other than generally testing a representative number of items such as lights, power outlets, switches, taps, appliances and such like. If more thorough and specific testing of plumbing and electrical services within walls and concealed places is required, specific and suitably trade qualified persons should be independently engaged.
Pre-purchase Building Inspection Reports are in accordance with Australian Standard AS4349.1-2007. Our inspection process is very thorough and further peripheral recommendations and advice is offered where possible.
