Building Consulting Services, Disputes and Structural Building Defects Inspections include investigation of mysterious problems such as mould, building levels, poor drainage and retaining problems, collapsed or cracked materials, defective building practices, safety standards and poor workmanship, water ingress (the number one building enemy), building works not complying with relevant Building Codes or Australian Standards, and other defects. We are known for rigorous inspection methods and creative problem investigation and problem solving. Building defects can appear in both new and older buildings.
In recently constructed buildings or renovations there may be some claimable defects against the builder if covered by the Builder’s Warranty period. A site inspection is required to determine the areas of non-compliance with the Australian Standard and Building Code of Australia. Some older buildings were originally built to different codes and can be an entirely different style of construction to later styles complying to Australian codes of building practice. This doesn’t mean that an older building is necessarily ‘defective’. However, a building consultation can expose any issues and provide information on any remedial works that may be necessary.

Infra-red Thermal Imaging is an added advantage to all our clients, who are obviously investing multiple thousands of dollars into their new property investment, because it has proved over and over to be so beneficial in showing up extra defects. We include this service with all our building and pest inspections and simply wouldn’t do a building and pest inspection without it.

As licensed builders, as well as licensed building and pest inspectors, we are offer professional advice and general estimates of costs involved if necessary, which is expedient knowledge before you purchase. For this reason we encourage our clients to accompany the inspector on site during the inspection if possible.
Our inspection is of a non-destructive and non-intrusive nature and does not extend to any part of the relevant property which is physically inaccessible or to which access is denied. The inspection will not attempt to specifically identify asbestos content within a building but the inspection may, as a courtesy, highlight suspicion. The report does not comment on the condition or functionality of all electrical and plumbing services other than generally testing a representative number of items such as lights, power outlets, switches, taps, appliances and such like. If more thorough and specific testing of plumbing and electrical services within walls and concealed places is required, specific and suitably trade qualified persons should be independently engaged.
Pre-purchase Building Inspection Reports are in accordance with Australian Standard AS4349.1-2007.Our inspection process is very thorough and further peripheral recommendations and advice is offered where possible.

In the case of disputes between a builder and owner, we offer a preliminary inspection and report which can be used to assist mediation with the builder or owner. In the event that mediation is not successful we offer our services as Expert Witness in accordance with a Consumer Tribunal.
